Portugal's asking prices for homes hit a record in October, up 7.5% to €3,249 per m²
Asking prices for homes in Portugal rose 7.5% in October from a year earlier to a record, Euronews reported on 2 November, citing the idealista price index. Buying a home cost a median €3,249 per square metre at the end of October; on a quarterly basis prices were up 1.2%.
Asking prices rose in all 20 district capitals and autonomous regions the index covers. The biggest annual increases were in Vila Real at 20.3%, Guarda at 18.4%, Beja at 17.6%, Leiria at 16.9% and Faro at 15.5%. Lisbon remains the most expensive city, with a median of €6,248 per square metre, followed by Porto and Funchal; the cheapest is Castelo Branco at €1,119.
By region, the Lisbon Metropolitan Area leads at a median of €4,525 per square metre, followed by the Algarve and Madeira, while the Centre region is the cheapest at €1,810.

What it means
These are asking prices from a property portal, not completed sales, so they show what sellers expect rather than what buyers pay. The pattern is still informative: the fastest increases are now in smaller inland and southern cities rather than in Lisbon, while Lisbon still sets the price ceiling at almost twice the national median.
